How to Protect Your Asphalt From Sun Damage

Temperatures are averaging higher and days are sunnier, which can only mean that spring might finally be here. This also means it’s time to tackle your seasonal to-do lists, and that list should have outdoor maintenance as a top priority. One of the most overlooked seasonal chores is asphalt maintenance. Asphalt is a wonderful asset for both commercial and residential properties, but without proper maintenance and care, it won’t withstand the harsh outdoor elements.

This season, your asphalt requires the proper sealcoat service needed to protect it from the strong spring and summer sun. If your asphalt pavement has not be resealed in many years, it is strongly encouraged to check that service off your 2017 to-do list!

Asphalt Sun Damage

The sun is beyond vital to our survival as a species and a planet. But as many of us already know, too much sun exposure can be harmful. And just like our skin, strong sun can also damage pavements. In fact, during the hottest parts of the summer, asphalt surfaces can exceed 170 degrees Fahrenheit! For this reason, seasonal sealcoating is an imperative service for your commercial asphalt pavement. The proper sealcoat will protect your drive, parking lot, and complex from the damage caused by UV light combining with oxygen in the asphalt. This breaks down the chemical bonds in the asphalt that makes it strong. This leads to premature fading, cracking, crumbling, and more.

Asphalt Sealcoating

It is vital to the structural integrity of your pavement, as well as your budget, to hire an experienced paving company for commercial asphalt sealcoating service. They have the training, resources, equipment, and hands-on experience to render outstanding results in an efficient time frame. Be sure to check customer reviews, credentials, and estimates before choosing a commercial asphalt contractor for your property’s paving needs.

The best way to extend the life of your asphalt pavement is to provide the proper routine maintenance it needs for optimal performance and appeal. But without a quality sealcoat, all the maintenance in the world couldn’t stop asphalt from sustaining damage. So really, the first step to asphalt protection and longevity is sealcoating. Asphalt sealcoats are an invisible layer of material used to protect bituminous pavements from natural wear and tear, including foot and vehicular traffic, cracks, crumbling, fading, and more.

Continue reading to learn about 4 common sealcoating options for asphalt pavements, and who to call for Indianapolis asphalt repair you can trust.

Asphalt Sealing Options

Standard Seal Coats – A standard sealcoat can be applied to any and all asphalt pavements that are structurally sound or newly paved. They provide a protective layer against rain, snow, ice, and chemicals, as well as, sun exposure, foot traffic, vehicular traffic, and more. They contain special anti-oxidation additives that allows them to provide this level of protection. It maintains a sleek, fresh look to your asphalt for several years, making it a cost-effective solution for regular pavement maintenance.

Slurry Seal Coats – Slurry seal coats are very similar to standard ones, except they also include aggregates in their mix. This not only covers up slight imperfections in existing pavement, it provides longer protection against inclement weather and natural wear and tear. It is a cost-effective alternative to asphalt overlays. And the installation process can be completed in as little as one day.

Tire Rubber Modified Surface Sealer (TRMSS) – Tire rubber modified surface sealer protects asphalt pavements by replenishing essential surface oils, binding loose aggregates, and of course, preventing damages caused by oxidation, inclement weather, natural wear and tear, and more. For this reason, its common applications include highways and interstates, airports, and residential roadways.

Micro Surfacing – Similar to slurry seal, this sealcoat options works well to extend the life of asphalt pavement and give it a fresh look at the same time. It contains a higher polymer and asphalt residual content, which delivers a higher level of protection from wear and tear. It also contains fast-setting chemicals, allowing a quick turn-around time. In most cases, roads are ready for traffic in as little as one hour!

Keep in Mind…
These sealcoat options are not intended to repair asphalt pavements, nor can they be applied to pavements that are too degraded or damaged. Talk to your local asphalt paving contractor for advice on which sealcoat is best for your pavement protection needs.

Recycled asphalt pavement, or RAP, is old asphalt pavement that has been removed and crushed down into a reusable material. This material is a product of recycling, which is one of the greatest environmentally-friendly practices around! One hundred percent of asphalt is recyclable and reusable in the paving industry, making it a greener alternative to consider.

Benefits

By recycling asphalt pavement, we not only conserve our Earths natural resources and reduce the need for more mining, we keep a 100% recyclable product out of landfills. RAP can be combined with a wide variety of asphalt mixes to be used for a wide variety of projects and applications. This allows for the best custom mix for the desired project, every time.

Another wonderful benefit of recycled asphalt material is cost savings. RAP is cheaper than using brand new asphalt materials, which cuts the cost of the overall project for the property owner or city. This helps build the economy while helping to save townships and proprietor’s money.

Can Hot or Cold Weather Affect the Asphalt Paving Process?

Various technicalities are involved in the asphalt paving process, all of which require meticulous attention to detail. In order to get the best results, asphalt paving requires skill, training, knowledge, specialized equipment, high-quality base materials, and most importantly, satisfactory working conditions. This includes good sub-grade, drainage, base, and even climate. That’s right; if environmental conditions are not favorable, the overall quality of an asphalt paving project is at risk. Continue reading to learn how outdoor temperatures affect asphalt paving, and the best time of year to have your asphalt pavement installed.

Asphalt Concrete Paving 317-549-1833

Ambient Air and Base Temperatures

In order to get the best results for asphalt pavement installation, outdoor temperatures must be warm enough. And not just the temperature of the air, but of the base too. The base includes the lower aggregate, soil, and existing asphalt material. Both cold air and cold ground can deliver inferior asphalt paving results, and for many reasons. If the air or base is too cold, the asphalt will dry too quickly, which reduces compaction, density, and longevity of the pavement. Cooling too quickly causes it to unravel and fall apart, which leaves behind rough and rocky surfaces. An asphalt pavement in this condition cannot thrive long, as it will retain water and continue to atrophy at a rapid pace.

Another reason why cold temperatures can deliver poor paving results are sealcoats. Asphalt requires sealcoating as an added preventative maintenance against wear and tear and to retain its strength and durability over time. And in order for sealcoat to cure properly, it requires both sun and warmth. Base and air temperatures below 50 degrees Fahrenheit are risky conditions for asphalt installation.

For these reasons and more, it is recommended for the outdoor air temperatures to be at least 65 to 70 degrees Fahrenheit, and ground temperatures to be at least 60 degrees Fahrenheit, for the best asphalt paving results. Be sure to hire an experienced pavement contractor for reliable asphalt paving services you can trust. They have the resources, training, and experience to deliver quality results in a convenient time-frame.

Performance and Longevity

Asphalt is a composite material made up of a combination of aggregates, binders, and other additives. It is strong and durable, so it can withstand inclement weather, harsh chemicals, and heavy traffic. It is also water-resistant, which reduces cracking and other freeze-thaw related surface damages. Because asphalt is strong, durable, and resistant to wear and tear, it lasts for years. Not only does this reduce the need for repairs and replacements, it makes the maintenance load much lighter.

Installation and Maintenance

Asphalt is flexible, making it easy to work with. And since it is strong and durable, very little maintenance is needed to keep it in good condition. A quality seal coat, routine sweeping, and prompt crack repairs are the most important parts of asphalt maintenance. Also, the groundwork and foundation preparation work for asphalt is much easier than its outdated alternatives. This reduces labor time, thus reducing installation costs.

Cost

The attributes of asphalt make it a cost-effective material for various paving projects. Although a notable upfront cost, asphalt saves money in the long run. Reduced repairs and installation times combined with all the added conveniences of asphalt make up for the initial investment. Just keep in mind that it will likely need re-seal-coating every 3 to 5 years. This will also keep maintenance low, repairs at bay, and protect your investment.

Lifespan of Asphalt Paving

Many people inquire about the lifespan of asphalt and are told that it can last for 15 years or more with proper maintenance and care. This is true! In fact, with proper installation and sealcoating, asphalt pavements can last up to 20 years and perhaps longer in regions with milder climates. Seal-coating is a protective layer that further slows the natural wear and tear (cracking, crumbling, potholes, dips, swells, etc.) that outdoor pavements are subject to on a daily basis. It also protects against chemical spills, oil accretions, water permeation, oxidation, fading, and more. It can even speeds up how fast snow and ice melts! It is important to have your asphalt surfaces routinely seal-coated for ultimate protection.

Eco-Friendly Aspects of Asphalt

Asphalt is a recyclable material, made of recyclable materials. This quality makes asphalt a very Eco-friendly choice for commercial properties. For this reason, over 100 million tons of asphalt material is used each year to construct our city’s parking lots, roads, highways, and more! Porous asphalt is additionally Eco-friendly due to the fact that it allows water to penetrate its surface and return to the natural water table after filtering through the soil and bedrock.

Asphalt in Cold Weather

In colder regions or seasons, asphalt pavements are known to outlast and outperform concrete pavements. The principle reason for this is that concrete is a permeable pavement, allowing water to penetrate its pores and undergo freeze-thaw cycles. This causes concrete to expand, crack, and deteriorate overtime. Asphalt paving can withstand harsh winter weather, salt damage, and precipitation better than concrete can.

Types of Asphalt

There are several types of asphalt, each mixed differently for the precise job or need. It is important to match the right type of asphalt mix to the job your commercial property requires. Each job requires a specific asphalt mix, from parking lots to driveways and more.

Asphalt is Recyclable

One of the greatest Eco-friendly advantages to installing asphalt pavement is that it is entirely 100 percent recyclable. In fact, it is among the top recycled products in the country, having more than 100 million tons reclaimed each year. Asphalt is an aggregate material that can be melted down and reused over and over again, just like gold or other precious metals. This is why it is totally recyclable.

Underground Water Tables

Another environmentally friendly characteristic of asphalt pavement is that it supports the local water table. It does this by retaining porous and permeable qualities. This means water can run right through it, stopping water runoff and returning water back to the water table. And asphalt pavement helps to filter rainfall, so the water is cleaner when it enters our rivers and streams.

Longevity

Because perpetual asphalt pavement can last up to 20 years, even in high traffic areas, local wildlife, landscaping, and traffic are not interrupted for long periods of time with pavement installations and repairs. Once it’s down it’s done, and there’s very little maintenance required.
