Grinding uses specialized equipment with abrasive tooling to remove a thin layer from the top of a concrete surface. The amount removed depends on the condition of the slab and what needs to be accomplished. It can be used as a stand-alone repair or as the first step before another concrete or flooring system is installed.

Common concrete grinding applications include:

Not every slab needs the same level of grinding. We look at the existing concrete, the material being removed, and what is going over the surface afterward before deciding how the work should be handled.

Surface preparation is one of the most important reasons to grind concrete. Putting a new coating or resurfacing material over a dirty, sealed, smooth, or poorly prepared slab can lead to bonding problems. Grinding removes weak surface material and opens the concrete so the next product has a cleaner, more consistent surface to adhere to.

Old flooring often leaves something behind. Paint, epoxy, mastics, adhesives, sealers, and other materials can remain stuck to the concrete after the visible flooring has been removed. Simply covering those materials with another product can create problems later.

Concrete grinding can remove many of these surface materials and expose the slab underneath. It is often used during renovation work in warehouses, retail spaces, commercial buildings, garages, shops, and other areas where an existing floor is being changed.

Some thick or difficult materials may require more than one removal method. We can inspect the surface and determine whether grinding is the right choice for the material and condition of the concrete.

Grinding is also useful when part of a concrete surface sits higher than the area around it. This can happen because of slab movement, settling, freeze-thaw cycles, tree roots, installation differences, or wear over time. If the concrete is otherwise in good condition, grinding may be able to reduce the high area without removing and replacing the entire slab.

Typical areas include concrete floors, driveways, sidewalks, walkways, entrances, loading areas, joints between slabs, and other concrete surfaces with high spots or uneven transitions. The goal is not always to make two slabs perfectly level. In many cases, the purpose is to reduce an abrupt edge or high spot and create a smoother transition.

Concrete grinding works best when the slab is still structurally sound and the problem is mainly at the surface. If the concrete is badly cracked, heavily deteriorated, sinking, heaving, or failing because of a base or drainage issue, grinding will not correct the underlying problem. In those cases, concrete repair or complete concrete replacement and paving may make more sense. We can inspect the slab and recommend the right approach based on its condition.
