How to Extend the Life of Your Pavement

Sealcoats serve multiple purposes for asphalt pavements, primarily for protective and aesthetic reasons. They provide a protective coating on asphalt pavement, preserving its fresh black luster and preventing imperfections on its surface. It is applied by either brush or spray to seal out moisture and prevent cracking, potholes, and other general pavement damages. They are meant to last anywhere between two and four years, depending on the rate of natural wear and tear. They are best known for the uniform black appearance they give pavement, as well as, the degree of protection against moisture. This protection against moisture is the key to preventing cracking, crumbling, and pot holes.

If you are in the market for sealcoat, be sure to consider these important factors before you decide to buy one:

1. Cohesiveness
2. Adhesiveness
3. Preparation Time
4. Cure Time
5. Ease of Workability/Application
6. Elasticity
7. Weather Resistance
8. Moisture Resistance
9. Resistance to Natural Wear and Tear

It is highly recommended to consult a professional paving contractor for advice about choosing the proper sealcoat for your asphalt project. There are various circumstances that can influence the type of sealcoat you should use, and countless brands to choose from. A licensed paver can not only offer you accurate and reliable advice, they can provide the sealcoating service for you at an affordable cost!

What are Recycled Asphalt Millings?

Recycled asphalt millings are essentially the product you get when old asphalt is ground up into gravel-sized pieces. You may also hear it be referred to as “crushed” or “recycled” asphalt. When a road needs repaired or replaced, a milling machine can be used to “mill” the existing asphalt pavement, and the gravel produced from the machine is saved for other purposes. Asphalt milling is an inexpensive, versatile, and environmentally-friendly alternative to traditional paving procedure and products, and can be a wonderful choice for asphalt repair or refurbishing.

Recycled Asphalt

Recycled asphalt millings offer a wide variety of benefits and purposes for both commercial and residential property owners. They offer a long-term solution for roads, streets, driveways, paths, parking lots, bike trails, and more; all for a lower cost than laying new asphalt pavement. It is less susceptible to natural wear and tear, harsh weather, and changing climates; and it produces less mud, dirt, and dust. So not only is it affordable, it is long-lasting and durable as well!

A full truck-load of recycled asphalt millings will generally contain around 20 tons of material and cover nearly 1800 square feet in a three inch thick layer. Prices vary from company to company, but you always get the best deal for full truck loads or bulk orders.

Crushed asphalt is environmentally-friendly because it doesn’t require the use of new materials, and old materials are reused and re-purposed. The do not require refinishing, replacing, or resurfacing, and only strengthens over time. It is the perfect alternative to new asphalt pavement installation, and can dramatically transform the look of any property! Asphalt Myths and Rebuttals

One of the most common arguments against using salt on asphalt pavements is that salt causes deterioration. This is untrue, so long as your asphalt was properly installed by a licensed pavement company. Asphalt is not effected by salt or any other de-icing agents; instead, its integrity can be compromised by the freeze-thaw cycles of water seeping into its tiny crevices. Although most asphalt material is engineered to withstand freezing and thawing damages, it is still important to have your asphalt properly seal-coated every few years or so to protect it from weather-induced damages.

Since many believe that salt causes asphalt to deteriorate, they also believe it creates potholes. This is also not true. Salt can really only affect asphalt if it’s already in severely-deteriorated condition. Potholes are created by freeze-thaw cycles of water. When water creeps down through pavement, it expands the soil beneath it and then freezes, which causes the pavement above it to elevate and defect. Then the frozen water thaws and the soil goes back to its normal state, causing the once-elevated pavement to fall back down, resulting in a crumbling pothole. Once this happens over and over again, season after season, the pothole gets bigger and nastier.

Something True About Concrete

One notion about salting pavement is actually true, and it has to do with concrete. De-icing agents will cause concrete pavements to deteriorate and crumble. This is because the acid values of these products break the bonds that hold concrete together. Since concrete freezes faster than asphalt, people are more prone to salting more often, causing quicker wear and tear. This is a concern for bridges and overpasses because air circulates all around them, causing them to freeze faster as well. Corrosion of concrete on bridges and overpasses is a dangerous situation. Salt can also be harmful to the environment by means of water-run off. Plants and animals can fall ill from over-exposure; so use salt wisely this winter!
