Pothole Repair

The process of repairing and patching up potholes can differ slightly depending on certain variables, such as the condition of the pavement, the type of pavement, extent of damage, and more. But for most paving repair projects, the process involves a general pattern of steps. It is always best to talk to your local paving company for a comprehensive understanding of your individual pothole repair needs.

Getting Started

A paving company will start with a full inspection of the damaged pavement to provide an accurate assessment. This allows them to then plan the pothole patching process according to your property’s unique needs.

A team of pavers will then outline all the areas that require patching using squares or rectangles with 1 foot dimensions. Using a pavement saw or pneumatic hammer, they will precisely carve along the outlined areas using straight and vertical extractions. This will create perfectly even, 90-degree edge holes. The pavers will remove as much material as needed to create a strong and even foundation. This might involve removing some sub-grade as well.

Once the hole and foundation are exposed after carving, the sub-grade must then be prepared for patching. This involves fully compacting, trimming, and flattening out the sub-grade. If the foundation is not just as strong as the surrounding pavement or roadway, the replacement patch will not work.

Next, pavers generally apply a tack coat onto the exposed vertical sides of the excavated holes before filling each hole with asphalt or concrete pavement material. Depending on the depth of the excavated hole and the type of pavement replacement material being used, the amount of filler needed per hole will vary. After compaction, there should not be a difference in elevation between the new and existing pavement.

When the material is poured into the hole, crews will then rake the filler from edge to center, until the hole is evenly filled. Afterwards, compaction equipment is used to perfectly compress, merry, and melt the filler material until it’s a smooth, level surface.

For smaller holes, a vibratory plate compactor is often used, whereas larger jobs typically require a vibratory roller. After the process is complete, pavers will check the vertical alignment for even elevation using a straightedge or string line.

Asphalt Paving Estimates

When you hire a paving company to assess and service your asphalt pavement, you will receive an estimate. Sometimes, depending on the company, this is a free estimate, but most often because of the work and labor involved, estimates are not free, but they are also not unreasonably priced either (or at least they shouldn’t be). Whether free or not, and estimate should have certain key points for the client. This includes an on-site inspection, review of needed services, water drainage information, materials, and referrals.

On-Site Inspection – A paving company should never just provide a dry estimate for general paving repair and service. They should also provide on-site inspections to accurately gauge a property’s needs and suggest effective solutions. In terms of an estimate, this service should always come first.

Service Needs – Once a paving contractor has inspected your pavement, they will use their industry acumen and experience to make professional suggestions for needed repairs or services. This may include resurfacing, crack-filling, pot hole repair, seal coating, and more. The estimate should outline all of these recommended services with cost-estimates for each beside them.

Water Drainage – When it comes to paving, water drainage is one of the most vital aspects to address. Proper water drainage is critical to the longevity and structural integrity of your asphalt. A good paving company always reviews and addresses water drainage needs or issues, and provides this information on the final estimate.

Required Materials – Every paving job requires a certain set of materials. Depending on the project, different materials will be needed. Driveways and parking lots might not use the same type of asphalt or sealcoat, so the estimate should reflect these recommendations and the prices of each.

Referrals – A good paving company will also provide a list of referrals on your estimate in the case that you wish to get a second professional opinion. If they are confident in their services and have integrity, they will be happy to provide referrals so that you can get another estimate and compare the two.

Aside from paving estimates, a trusted Indianapolis pavement company should always provide dependable customer service and support, and follow up with all their clients after an estimate is provided. This shows that they are professional and keep track of their client’s needs and requests. In a follow up, they should be happy to answer any additional questions a client like yourself may have.

The Benefits of Asphalt Recycling

Asphalt is 100% recyclable, and existing asphalt pavement can be milled by machine or steer skid from driveways, roads, streets, and more, and refined as a by-product. Asphalt that is milled from these locations is called RAP, or reclaimed asphalt pavement. Since most paving contractors and homeowners do not have access to their own asphalt processing and screening facility, they often pay a hot mix plant a small fee to take it off their hands. Once it is processed and screened at the hot mix plant, it is turned into recycled asphalt hot mix. This recycled asphalt is also 100% recyclable, and provides several benefits to us and our environment.

Good for the Environment

Recycling asphalt is highly beneficial first and foremost to our surrounding Eco-system, as well as, our environment as a whole. Not only does it significantly reduce the need for new mining and quarrying, it also reduces our consumption of scarce natural resources, like oil and aggregate material.

Cost Benefits

The price of recycled asphalt is significantly less compared to that of new asphalt. You can expect a savings of anywhere from 30 to 80 dollars per ton of asphalt mix. This is a great solution for municipal budget conflicts, labor costs and wages, and more. Recycled asphalt also helps paving contractors by eliminating disposal costs, increasing profitability, reducing the need for a hot mix plant, a allowing the ability to produce virgin asphalt and asphalt material all day long.

Strength and Longevity

Recycled asphalt is very durable and can last for many years if properly graded and maintained, and contains sufficient asphalt content. It must also be correctly recycled to achieve these credentials. This means it has to be properly mixed at the plant and never overheated during the recycling process. You can expect recycled asphalt hot mix to last up to 15 years or more, depending on the region you live.

How to Care for Polished Concrete

Whether indoors or outdoors, polished concrete has become a fantastic substitute for expensive, hard-to-maintain flooring. It has a beautiful finish that is easy to create. Not only is polished concrete cheap, easy to implement, and stunningly beautiful; it is simple to maintain and clean. To polish concrete flooring, a polishing machine that uses discs made of shattered diamonds is swiped along a floor, similar to sanding wood. It is a fantastic and easy way to make the best of concrete flooring. It is also a cheap alternative to carpeting, tile, linoleum, and hardwood.

Regular Maintenance for Polished Concrete

To simply clean and maintenance polished concrete on a daily basis, a few strategies need to be carried out every day. These strategies first start with mats, runners, and additional types of floor coverings. In high traffic areas, such as entry ways or hallways that lead to communal areas (i.e. restrooms, kitchens, etc.), floor mats are helpful. They reduce the negative effects of repeated foot-traffic by collecting dirt, moisture, and mud in its fibers rather than letting these permeate the floor. They also reduce color fading, stains, and general wear and tear.

Another daily method to maintaining polished concrete includes light sweeping with a soft-bristled broom. Using an industrial-strength or heavy-duty broom can cause scratches on the surface of your flooring. Be sure to use a soft broom for delicate sweeping and dusting. Also, it is important to clean spills immediately. Never allow anything sticky or stain-able to sit on polished concrete. This can jeopardize the aesthetic qualities of the floor. Another recommendation is to dry mop every day or to purchase an auto-floor machine that dusts on the hour, every hour.

These routine maintenance strategies serve as an excellent guide to caring for polished concrete. On the other hand, this type of flooring requires more than just cleaning; they require the use of application-specific tools and effective chemistry for a longer lasting shine and stronger durability. This means mastering mechanical and chemical maintenance as well. Using diamond-plated pads to buff the surface of polished concrete floors is the mechanical aspect; while using industry-appropriate cleaners and conditioners to sanitize. It is highly recommended to consult a professional and licensed commercial concrete company for more specific instructions regarding polished concrete care.

The Importance of Commercial Pavement Repair

When it comes to any commercial property, the parking lot is the very first impression customers receive upon initial visitation. We have all been there; pulling into a crumbling lot, bouncing over countless potholes, attempting to discern the very-faded parking lot lines, and trying your hardest to avoid the weeds and grasses growing through the deep crevices as you make your way to the company’s entrance. Before customers even enter the building, they are already dissatisfied and agitated over the parking lot obstacles and inconveniences. This is why parking lot maintenance and pavement repair are vital to any company or business.

Below you will read just how, and why, commercial pavement repair and service are important to a company’s success and reputation.

Commercial Asphalt and Concrete Services

Parking lots are not the only asset that requires routine upkeep and repair. Sidewalks, loading docks, freight entrances, curbs, speed bumps, and lamp posts are all pavements that also require regular service and repairs when needed. A crumbling or cracked sidewalk is a dangerous hazard that can bring upon premise liability lawsuits and injured customers. So as you can see, a poor quality parking lot is more than just an eye sore and bad first impression.

There are safety concerns as well. Lamp posts are important to repair right away in order to prevent a falling or leaning commercial light post. This is also very dangerous and a huge liability for a company. No one wants a 30 foot parking lot lamp post falling on their vehicle, or worse, another person! Immediate repair is strongly encouraged for cracked, crumbling, or weakened parking lot lamp posts.

On top of actual pavement repair for cracking, breaking, and crumbling concrete or asphalt, aesthetic care is also crucial. This means freshly painting and clearly labeled parking spots, smooth speed bumps, intact curbs and medians, and more. These are all important for a customer’s first impression, as well as, their safety. There are several methods for effective and long-lasting concrete and asphalt care.

A professional pavement repair company retains the proper equipment and technologies to apply several methods of parking lot maintenance for commercial properties. One of the most beneficial services a commercial property or complex can receive is seal coating. This protects the pavement from premature crumbling, cracking, and fading. There are several other services as well that promote longevity and visual appeal for commercial buildings and lots.

Concrete Repair for Pop Outs and Cracks

Concrete patios are known to experience a strange, distinctive type of damage in the wintertime; a kind of damage that leave property owners completely puzzled. Although there is no technical name to describe this unique concrete damage that shows up every winter, many people describe the effect as “pop outs” or popped cracks. These areas of damaged concrete are about the size of a quarter, and appear as if they have risen or been pushed up from underneath, separating the concrete from its original surface level.

These pop outs can be very frustrating for property owners being that they are just as unsightly as they are costly to repair. Fortunately there are ways to prevent such damage to concrete patios and foundations, however, they do require a bit of time and money. The best way to prevent concrete damage is to provide regular maintenance and ensure the installation process is done correctly.

Continue reading to learn the causes behind concrete pop outs and how to manage them.

Concrete Damage and Repair

Concrete pop outs occur on driveways, sidewalks, patios, porches and more, generally as a result of freezing temperatures and winter precipitation, like snow, ice and rain. When concrete freezes, water inside the pores freezes and thaws, expanding the aggregate material and popping it out through the surface of the concrete. This is caused by snow and ice, and the melting of both. When pavers use moderately porous aggregate material to make concrete, this kind of damage is more likely to occur. The most porous the concrete, the more vulnerable it will be to water freeze and thaw cycles.

Although pop out damage doesn’t affect the structural integrity of the concrete foundation, it is unsightly in an aesthetic sense, which is very important for commercial properties; especially those that provide a service. For this reason, it is common for property owners to outsource concrete repair services. Concrete repair companies are a fast and cost-effective approach to patch up concrete pop outs or repave concrete foundations. They retain the proper tools, training, and equipment to accurately repair concrete in a time frame that is convenient for everyone.

The Difference Between Crack Sealing and Crack Filling

All asphalt pavements will eventually require some sort of restoration, repair, or maintenance. This includes crack repair. But there is more than one way to treat cracks in asphalt pavement, and many people confuse them for one another. Cracks in asphalt pavement can either be sealed or filled, depending on several variables. Many people confuse the two terms as being the same task, when in fact, they are two separate methods to crack repair. It is important to understand their differences to accurately match the most effective and durable crack treatment.

Continue reading to learn the difference between crack filling and sealing, and when to use one over the other.

Working Cracks

In order to understand the methods behind crack sealing and filling, you need to know what the term, “working cracks” refers to. A working crack is a crack that is either vertical or horizontal, and is exhibiting movements greater than 2.5 millimeters. Examples of working cracks include transverse cracks, and in some cases, longitudinal cracks. The method of crack repair that should be used largely depends on the movement criteria of a crack.

Crack Filling

Non-working cracks, crack movements less than 2.5 millimeters, are better repaired using the crack filling method. During this process, specially-manufactured non-rubberized materials are placed within non-working cracks. Examples of such material includes crumb rubber, asphalt emulsion, AC-3, and more. This not only reinforces the pavement, it also drastically reduces water infiltration which can cause cracks to expand. Generally, longitudinal cracks are the most common types of non-working cracks, but in some cases, diagonal cracks and block cracks fit into the
non-working category as well.

Crack Sealing

Crack sealing is a method of crack repair for working cracks, like transverse cracks. In this process, special material is applied on top of, or above, working cracks, not inside. It is applied in a unique configuration to give the pavement less permeability, stopping water infiltration, salt, and other debris. Just like crack fillers, crack sealants are also rubberized products. These bend, stretch, and flex along with the surrounding pavement’s movement, preventing further cracking.

So in short, if you have cracks that are not really moving or expanding, then crack filling is the right treatment for your pavement. But if your cracks are in motion, then you will need to think about crack sealing services instead.

The Basic Differences between Conventional and Airless Asphalt Striping Machines

In the world of asphalt pavement, there are two primary types of striping machines used to create those white and yellow lines in the road we see and depend on every single day. These two striping machines are separated from one other based on the use of air. One option is called a conventional paint striping machine, and the other is called an airless paint striping machine. There are some basic, but notable, differences between the two most commonly used striping machines in the pavement industry.

Continue reading to learn these differences, and a little more about the devices behind the stripes, lines, and commands on the roads and parking lots in your town.

Indianapolis Road Striping and Paving
Indianapolis Road Striping and Paving 317-549-1833

Conventional Paint Striping

A conventional striping device uses air and comes equipped with a 7-gallon paint pot that seals and opens, as well as, a small engine and air compressor. The air compressor is an important component that plays a major role in the machines function. In fact, it feeds air to 4 different places: the sealed paint pot, the gun, a small can that holds a paint thinner, and 2 hoses that connect to the rear of the machine. Let’s take a closer look at these four areas.

When air is fed to the paint pot, it forces the paint to travel downward and out of the can, and then into a hose that leads to the primary spray gun. As air is fed into the primary gun, it transforms the paint into a spray, allowing large-scale, uniform application. If air is not introduced to the paint, it would simply drip or squirt out of the gun.

Air is also introduced to a small container that primarily holds paint thinner, but can also house water instead, depending on the type of paint (latex or oil-based) you are using. This is used to clean the gun tip during the application process. After spraying for an extended period of time, you can open the valve for a second or two to send the paint thinner (or water) through a separate hose and directly to the gun tip. This, of course, prevents build-up and blockages.

As mentioned before, the fourth area that air is fed to inside a pavement striping machine are the two hoses that attach to the back. One hose is for paint, while the other is for air. The hose that carries the paint does not supply the primary gun, but rather, a second gun used for stenciling and other paint applications. The air in the other hose allows the paint to spray properly. When it comes to conventional striping machines, it is important to know they require two separate spray guns: one for oil-based paint and one for latex paint.

Airless Striping Machines

Unlike the conventional machines, airless paint striping machines do not use air. Instead, they come equipped with openings in the gun tips that are specially-designed to promote a “spray-like” dispersion. You can get a better idea of this concept by thinking about a garden hose. When a hose is on, you can place your fingers on top of the opening to change the way the water comes out. By simply reducing the size of the hose’s opening, you can alter the speed, force, and spread of the water.

The same idea apples to the openings on airless striping machines. The holes, or openings, in the tip of the paint gun are designed to be very tiny and uniquely shaped in order to achieve spray-like paint dispersal and application. Since these machines do not come with a paint pot, they are much lighter in weight. Many people prefer the airless machines since they simply come with one hose, one motor, one engine, and one pump.
