Why is My Concrete Pavement Cracking?

Concrete is susceptible to a variety of elements and influences that can cause it to crack, buckle, crumble, and more. Most commonly, it is due to freeze thaw cycles and other harsh environmental conditions. Concrete also cracks when it is not properly mixed and cured.

Why Do I Have Potholes in My Parking Lot?

Potholes form as a result of annual freeze and thaw cycles. This cycle of freezing and thawing causes pavements to expand and contract, which results in deteriorated aggregate. As pavement aggregate worsens, it weakens, and begins to deteriorate further until a hole is formed on the surface. Foot and vehicular traffic are contributing factors to a growing pothole, as well as, inclement weather and other natural elements.

Why Do I Have So Many Puddles?

Parking lots can have a lot of puddles for a number of reasons, including sub-base issues and poor water drainage. But the most common culprit behind mass parking lot puddles is rutting and depressions. Poor compaction is generally the cause behind rutting and grade depression problems. During the pavement installation process, a roller is used to compact the asphalt. If improper technique, equipment, or roller size is used, poor compaction will result.

What Did the Sealcoat Peel Off My Asphalt?

The most common reason behind peeling sealcoat is a failure to bond. When asphalt surfaces contain oil spots, dirt, rust, and other contaminants, the sealcoat cannot properly bond to the asphalt. And when sealcoats are applied during seasons of cold weather, it can affect the outcome if the curing process takes place in freezing cold temperatures.

How Do I Remove Mold From Concrete?

Mold can be cleaned from concrete with a few simple steps. You can opt for an over-the-counter mold-killing detergent, or you can make your own solution with bleach and water. Either way, some thorough scrubbing action, followed by an extended soak-time and a rinse, can get the job done. Use a pressure washer to rinse the pavement clean for best results.

How Do I Remove Stains On My Pavement?

It depends on the type of stain. Rubber tire marks will come clean with a hard bristled broom and some rock salt. Grease stains will require some pressured water, dishwashing liquid, and a strong-bristled brush. For moss stains, combine distilled white vinegar and water, saturate the stains, allow everything to soak for 30 minutes, then scrub away with a hard bristled brush.

How Do I Make My Asphalt Look Better?

If your paved surface is old and faded, an overlay is a great investment. As long as the existing pavement is in good structural condition, a new layer of asphalt can be poured directly over it, rendering a fresh, brand-new paved surface. Not only are overlays efficient and cost-effective, they are long-lasting.

3 Types of Pavement Cracks and How to Fix Them

Now is the time of year to make repairs and renovations to your paved lot. Not only does the weather permit such work, making the process more efficient and successful, it also prepares paved surfaces for the upcoming winter climates. Common winter expectations, like heavy precipitation, strong winds, and extreme temperatures, can all negatively impact asphalt and concrete pavements if they are not sufficiently protected.

One of the most frequently-made repairs this time of year are for surface cracks. There are three common types of surface cracks, all of which can occur to both asphalt and concrete pavements. Continue reading to learn how to identify, repair, and prevent such cracks on your property.

Block Cracks in Asphalt Pavement

The 3 Common Pavement Cracks:

Reflective

Reflective surface cracks occur when a crack or joint in the underlying pavement “reflects” upward through the surface. These types of cracks are primarily dealt with in resurfacing projects, but they can also appear in the form of “low-severity” cracks following new pavement installation. They are not a good sign since they reduce the overall lifespan of your asphalt or concrete overlay.

Block

Block cracks are easy to identify because they form in patterns of squares; the cracks intersect each other at nearly 90 degree angles. They are often found in parking lots, as they tend to happen as a result of not having enough traffic. You see, steady, consistent traffic on pavement helps to knead it and keep it flexible, making it more resistant to crack formation. Other reasons why block cracks form is due to low-penetration asphalt, excessive air voids, overly high plant mix temperatures, and more.

Edge

Edge cracks are just that; cracks that form around the edges of pavement, usually along curbs, sidewalks, medians, and drainage ditches. They are identified accurately by measuring their location; if they are parallel to and within 18 inches of the edge of the asphalt or concrete, they are considered edge cracks. The most common causes are insufficient base construction, inadequate shoulder support, poor drainage, and frost effects.

Resolve Pavement Cracks ASAP

It is important to catch and resolve pavement cracks early on, before they can spread and lead to larger structural problems. The best way to do so is to hire a licensed and insured Indianapolis paving company for help creating the best pavement repair and maintenance plan for your property. Depending on the extent of damage to your lot, you may require crack-filling, crack routing or widening, pavement resurfacing, re-striping, curb repair, ADA ramp repair, and more. To protect your lot from future damages, be sure to discuss sealcoating options with your trusted paving contractor.

Parking Lot Repair

If you look at your parking lot, does it look like it needs a little attention in terms of structure? Right now is the right time to get your parking lot in good shape for the winter so that it can withstand the dropping temperatures, freeze thaw cycles, and inclement weather. Think about having all cracks sealed, pot holes patched up, ramps fixed, and lines re-striped.

Pot Hole Patching

Pot holes are a frustrating sight and support poor water drainage, and can cause major damage to vehicles. Furthermore, they are a hazard for pedestrians and drivers, given that they have the potential to cause serious accidents. For these reasons and more, you must patch up any potholes on your paved premises before the winter climates are here.

Storm Basin Maintenance

Make sure your storm basins are still functioning well before the winter is here. They should be properly collecting and siphoning off water from your parking lot. If they are not, have a licensed and bonded Indianapolis paving company provide pitch adjustments, damage inspections, and reinforcement. Without a functioning storm basin, your lot will experience standing water that can freeze, thaw, and cause extensive damage.

Crack Sealing

If your premises is full of cracked sidewalks, walkways, ramps, and other paved surfaces, it is strongly encouraged to have them filled while the weather is still agreeable. Cracks and crevices in asphalt and concrete will only worsen as time and precipitation continue. The sooner you have them filled and repaired, the better your pavement will be able to remain strong through the winter season.

Seal Coating

As a final precaution, it is always recommended to have your pavement seal coated before the winter begins. Seal coating protects paved surfaces from water permeation, chemical spills, and more. It also makes it look shiny and new, which is very appealing to visitors. Just be sure to have this service done before the end of October, because by then, it may be too late as a result of the climate.

Cracks, crumbling pavement, unleveled surfaces, and more are all possible hazards found in a parking lot. Commercial property managers are responsible for maintaining a safe, hazard-free premises. If they fail to do so, they can face penalties from the insurance provider, or worse, tort lawsuits.

Insurance Renewals

On an annual basis, insurance providers will come out to a premises and do an on-site inspection to ensure the parking lot is free of hazards. If the parking lot is not in an acceptable condition, they may not renew the policy until all repairs are made. The best method for staying current with your parking lot maintenance needs is to establish a long-term pavement maintenance strategy. Keep track of all damages that continue to progress, and then make the necessary repairs as time goes on to keep up with them. This will avoid having to do a complete overhaul just to keep your insurance coverage.

Slip, Trip and Fall Injuries

Another possible penalty for neglecting parking lot maintenance and repair is being sued. Guests, visitors, drivers, and even employees can fall victim to a parking lot hazard, such as uneven surfaces, cracks, potholes, indistinguishable markings, and more. Pedestrian accidents, car accidents, and slip and fall accidents are some of the most common outcomes of such pavement hazards. If you fail to resolve unsafe pavement conditions in your lot, you could face personal injury lawsuits.

Prevent Risks With a Parking Lot Maintenance Plan

The best way to proactively limit pavement risks and subsequent penalties, be sure your pavement is in good condition. Not only will this prevent being penalized, it will also save you time and money. DO not feel overwhelmed with the responsibility of keeping up with every single defect and repair. Instead, work with a trusted Indianapolis paving company to develop a long-term pavement management plan (PMP) so that you do not have to address small repairs every time they present themselves.

What is Pavement Milling?

Are there roads or parking lots nearby your home or office with large portions of asphalt missing all of a sudden? You know they are not from natural occurrences because they are uniform in nature, displaying evident signs of man-made work. So what is the city doing to these streets and parking lots? Well, they are likely replacing them, which should be great news to you since usually only problematic pavements are replaced on such a large scale. What you are witnessing is a common road replacement technique called pavement milling.

Continue reading to learn more about pavement milling, including how it’s done and who to trust for road replacement services in your town.

Uses

Also known as “cold planing”, pavement milling is a common road replacement practice used in the paving industry. It is the process of removing the surface of old asphalt pavement, giving room for new asphalt to be laid. There are two primary reasons why pavement milling is used; either the road or lot needs to be leveled out, or it has extensive damage that needs to be repaired. It can also be used to make rumble strips on new or preexisting roads.

Operation

To mill pavements, professional pavers use a large machine rightfully called a milling machine, or cold planer. They are designed with a large rotating drum with sharp cutters on the inside that removes and grinds the surface asphalt. As the surface is being milled, the drum takes in the uprooted debris and sends it through to a conveyor belt that usually leads to a transferable container. Asphalt is 100% recyclable, and is often kept for re-purposing. The drum works with such intensity, that water must be used on it to control heat production and rising temperatures.

Micro-Milling

A more sophisticated and intensive version of pavement milling is micro-milling. Micro-milling also uses a milling machine with a rotating drum, but the drum is more specialized and contains more cutting teeth compared to a standard milling machine. The cutting teeth are also closer together, rendering a smoother surface for new asphalt to be laid. With standard milling, there are ridges left in the surface. Micro-milling is not always a conducive option for pavements since it can only be done at shallow depths, dissimilar to standard road milling.

The Various Benefits of Bioretention Ponds

Also known as “rain gardens” or “storm water planters”, bioretention ponds are intended to gather natural water runoff from walkways, sidewalks, parking lots, and other types of pavements. They are widely used in the commercial and municipal construction industry, but can also render several benefits in the residential market.

Continue reading to learn more about bioretention ponds and ponding issues, as well as, what to do if your pavement quality is declining as a result of improper drainage.

Water Damages and Ponding Issues

Water is not a friend to pavement. Insufficient drainage often leads to an overabundance of water penetration, which can weaken pavement overtime, causing a wide range of damages. Fading, discoloration, cracking, crumbling, fracturing, splitting, and developing uneven surfaces are just a few common damages that can be caused by water accumulation or improper drainage. After some time, these damages can also lead to hazardous circumstances for cars and pedestrians. This may lead to accidents, which can result in liability claims and lawsuits.

Ponding issues are another problem with insufficient drainage. “Ponding issues” refers to water pooling or puddling in a paved lot. This is usually a result of improper installation, old age, or some form of structural damage (i.e. car accident, construction, natural disaster, etc.). Pooling water is not something you want to see on your pavement because it can cause internal damage to the bonds that hold asphalt together. This eventually leads to all of the damages mentioned above, with the addition of bleeding, raveling, rutting, and more.

Even seal coated pavements are subject to water penetration and damage. Although sealcoating is designed to protect pavements from water, it cannot do its job forever without routine maintenance and periodic re-sealing. For this reason, it is important to always monitor your paved surfaces to ensure they are not taking on these kinds of damages. Taking early action is the best method of avoiding costly, tedious, and invasive paving repairs.

Bioretention Ponds

As for bioretention ponds, they are a terrific solution to storm water runoff and water damage prevention. They are man-made fixed depressions in landscaping that use engineered storm water control methods to direct water runoff, safely and effectively. However, they require the right soil conditions. Proper soil conditions can help reduce pollutants in groundwater, as well as, slow down the flow of water, or allow water to seep into soil.

Bioretention ponds that contain soil with contaminated groundwater cannot allow water to seep into the underlying soil. In these cases, the ponds are implemented in a way that directs excess water into temporary pools, where it is then filtered and discharged into the local sewer system. In areas where storm water has a tendency to pool, a bioretention pond is needed to collect water runoff.

Not only do bioretention ponds collect storm water runoff, thus prevention pavement damages, they also promote increased water quality, improve the structural integrity of permeable surfaces, and even enhance curb appeal. Furthermore, they are easy and inexpensive to install. Just be sure to hire a licensed, bonded, and insured Indianapolis paving company for expert service you can trust.

Can You Pave Asphalt Over Concrete?

When it comes to installing asphalt on top of concrete surfaces, many professionals will tell you that there are some known side effects that can occur. Continue reading to learn what’s really at stake regarding this type of pavement work before choosing to install asphalt over concrete on your property.

Indianapolis Asphalt Paving 317-549-1833

Indianapolis Asphalt Paving 317-549-1833

A property owner may want to install asphalt on top of a concrete surface for many reasons. Whether repaving a concrete driveway or restoring an old parking lot, repaving over concrete with asphalt is usually an excellent choice. Also known as an “overlay”, paving on top of another surface is a common practice in the pavement construction industry.

In fact, miles of concrete highways and roads are repaved with asphalt, every year. Paving over concrete with asphalt is a safe and suitable method of repaving, and works well under many circumstances. Concrete is an effective material to use as a base or foundation. This is because it is solid and strong, and allows for excellent compaction of the asphalt that will soon be laid above.

Asphalt overlays are popular since they are a more efficient and easier means to restoring old or defective pavement. After all, you get to skip over all the demolition, clearing, and cleanup that would be required otherwise. Not only does this take more time, it requires more labor, which costs more money. But even though it is a whole lot easier, there are some risks you might take on if you choose this route.

Risks to Consider

Installation is key when it comes to long-term performance of pavement. If a concrete base was not properly installed, such as being poured over unstable soils, it can cause problems within the concrete that will eventually show at the surface of the asphalt. For instance, concrete poured over unstable soils can experience cracking and moving at the expansion joints of its slabs. This causes the surface pavement to “pivot” with traffic, heaving and warping from where they were originally poured.

Another risk that can occur with an asphalt overlay over concrete is reflective cracking as a result of continuing heat and cold expanding and contracting. In contrast to asphalt, concrete contains expansion joints that are vulnerable to shifting. This movement causes the concrete to crack; and where the concrete cracks, so does the asphalt surface. Even applying special reinforcing fabric strips prior to overlay cannot entirely prevent this from occurring.

An Eco-Friendly Asphalt Binder Option

Asphalt Patching Products

Aquaphalt® is a new asphalt patching product that is not only environmentally-friendly, but effective as well. This revolutionary “green” asphalt patching product is currently only available in the United States. It is a binder that reacts and reinforces simply with water. This product is “green” because it contains no VOC’s (volatile organic compounds), which are harmful constituents found in all other asphalt paving products. It is scientifically designed to be a permanent asphalt patching and repair material, and primarily used to fill-in and patch-up potholes and other pavement defects. It quickly hardens to a solid, strong surface, with strength and durability equivalent to the surrounding asphalt pavement. Another advantage to Aquaphalt® is that is can be applied in most weather conditions, and will not experience adverse effects if installed properly.

In comparison to cold patching, Aquaphalt® is not meant to be a temporary means of repair. It is a permanent asphalt patching material, whereas cold patching is not. Asphalt that has been “cold-patched” will need to eventually be replaced with a permanent paving material. So not only is Aquaphalt® eco-friendly, it saves time with its quick hardening process, as well as, money since further patching is not required! There are several exciting innovative asphalt manufacturing products and solutions happening in the pavement industry. Aquaphalt® is not yet available to all states, but the good news is that these innovative technologies are being designed and produced, and proven to be effective!

What You Need to Know About Winterizing Your Pavement

Winter is not here yet, but when it comes to getting your pavements ready for the temperature drops and frozen conditions, now is the time to take action. Continue reading to learn what you need to know about pavement winterization, what you can do to make it happen, and why timing is so critical.

Asphalt Concrete Paving 317-549-1833

Asphalt Concrete Paving 317-549-1833

Pavement Maintenance for Winter

Winter weather can cause all kinds of damage to both asphalt and concrete pavements. This is mostly due to the freeze-that cycles the season experiences in this region of the country; but it is also due to natural wear and tear, high traffic volume, and more. For these reasons, it is necessary to provide the proper routine maintenance for your pavement to ensure it remains intact during the winter season and does not incur any more additional damage or safety concerns. This is called winterization, and all licensed paving contractors provide this service.

Proper Winterization Includes, but is Not Limited to:

☑ Seal Coating
☑ Crack Filling
☑ Pothole Repair
☑ Sidewalk Grinding/Smoothing
☑ Walking Path Fills and Repairs
☑ Step/Staircase Repairs
☑ ADA Ramp Repairs

Now is the Time

Although winter is not here, now is the time to have your pavements prepared. During the freeze-that cycles, pavement expands and contracts over and over again. This worsens any surface blemishes like potholes and cracks, as well as underground conditions like improper soil stabilization. Not only does this occurrence make repairs more dangerous to implement, it makes them more difficult and more expensive. Also, asphalt repair becomes more expensive and time consuming as winter arrives. This is because more equipment and trucking is required to keep paving materials at adequate temperatures. This is the basis to ensuring the structural integrity of pavement.

Furthermore, you can lose more money by failing to winterize. The winter conditions can worsen your pavements structural issues, causing you to face expensive springtime repairs and renovations, rather than light routine maintenance. Thanksgiving is usually the undeclared “cut-off date” that signifies the start of the winter season within the road construction industry. If you cut it too close to this time, you could face some delays, such as permit approvals or early snowfall. These circumstances can increase the amount of time and money it takes to service your pavement. So get on the phone with a licensed and insured Indianapolis paving company as soon as possible to protect your pavement this winter!
