Why Do Some Asphalt Parking Lots Have So Many Puddles?

Managing a commercial property is comprehensive. You have your interior maintenance obligations, as well as, exterior maintenance obligations. Both are imperative for sustaining commercial buildings and protecting property investments. As for exterior needs, most commercial properties have parking lots, sidewalks, or parking spaces that need managed routinely. Some parking lots look fantastic and offer desirable driving conditions, while other seem to have some issues.

One common problem with public and commercial asphalt parking lots is puddles and excessive water accumulation. As they notice more and more puddles accumulating around their parking lots, many business owners ask why this happens.

Continue reading to learn why some parking lots have several puddles, and what needs to be done to eliminate this excess water problem.

Parking Lot Puddle Problems

Parking lots can have a lot of puddles for a number of reasons, including sub-base issues and poor water drainage. But the most common culprit behind mass parking lot puddles is rutting and depressions. Asphalt is a flexible pavement and flexes with natural forces and heavy weight. Overtime, if cars are parked in the same spot repeatedly, it can cause the asphalt to slowly deform and indent. This is called rutting. These indentations will collect rain water and water run-off, and not drain quickly since asphalt is not as porous as concrete. Wheel paths and parking spots are especially prone to asphalt rutting.

Another cause of parking lot puddles that’s related to rutting is grade depressions. These are areas of the pavement that are lower than the surface line. Grade depressions and rutting cause puddles of water to accumulate on parking lot surfaces; but what causes rutting and depression?

Poor compaction is generally the cause behind rutting and grade depression problems. During the pavement installation process, a roller is used to compact the asphalt. If improper technique, equipment, or roller size is used, poor compaction will result. Compaction is meant to make asphalt pavements extremely durable and strong. If compaction is not done properly, the asphalt is not as durable and will be subjected to rutting and grade depressions; which as you know now, lead to parking lot puddle accumulation.

The problem with poor asphalt compaction is that you don’t see it until your parking lot starts to suffer aesthetically. This is why it is vital to use a reputable pavement company for accurate and dependable asphalt installation and repair services.

4 Benefits of Infrared Asphalt Repair

Infrared technology has constructively changed the way we repair asphalt. Not only is infrared asphalt repair more efficient, it’s faster than the methods used prior to its introduction to the industry. Once taking an entire team to complete, an infrared project only requires a two to three man crew. There are several advantages to infrared asphalt technology, all of which can be categorized into four main benefits: economical, operational, environmental, and value.

Continue reading to learn about these four key benefits to innovative infrared asphalt pavement technology.

Economic Benefits

Infrared technology has a few note-worthy economical aspects. For one, it primarily uses existing asphalt, so very little new material is needed, reducing material purchasing costs by 80 percent or more. Also, for this same reason, very little material is discarded, which reduces disposal costs by 90 percent.

Costs for transporting and plant production, as well as, the cost for city highway and road repairs are reduced dramatically. More roads can be repaired at a cheaper cost to the city, and fast! Quick project completion times reduces traffic jams and construction roadblocks for daily commuters. This makes infrared pavement repair beneficial to everyone!

Operational Benefits

What once took a team of up to six men or more, now only requires a two or three man crew. Infrared technology allows for faster and more efficient project completion. The project is easy to set up, which allows workers to get started right away, wasting no time on the clock at all. This cuts labor costs for pavement repair companies, which in turn reduces the cost of road repairs for the city; not to mention quick turn-over times that eliminates construction road blocks and traffic.

Another great operational advantage is the lack for excavation. No jack-hammering, digging, or milling is necessary when using this technology, so no underground systems are disrupted. This includes telephone lines, plumbing, and more. No matter how large or small the patch in the pavement is, it can be repaired with infrared technology, and all at once in a continuous route so to not block off large portions of the road or highway.

Environmental Benefits

One of the greatest aspects of infrared asphalt repair is its eco-friendly benefits. All the existing asphalt material in and around a hole is heated up and reused with infrared technology. So the need to manufacture new material is decreased substantially since mostly existing material is used to patch holes and cracks. This reduces the amount of disposed asphalt material sent to landfills by 90 percent!

Since operation is quick and easy, there is no noise pollution like jackhammers and loud construction equipment. It’s easy for the workers to implement, and it’s easy on the community’s hears. Also, quick and easy operation means less equipment needed, which means less diesel fuel being used since only one lorry is necessary for the job, rather than two or more.

Value

Infrared asphalt repair has proven to be an efficient and effective method to patch holes and more in pavement. Heating the tarmac allows for a solid, leak-proof seal. This prevents future admission of water and moisture that leads to cracking and deterioration. It provides a smooth, uniform surface that is easy and pleasant to drive on.

What are Recycled Asphalt Millings?

Recycled asphalt millings are essentially the product you get when old asphalt is ground up into gravel-sized pieces. You may also hear it be referred to as “crushed” or “recycled” asphalt. When a road needs repaired or replaced, a milling machine can be used to “mill” the existing asphalt pavement, and the gravel produced from the machine is saved for other purposes. Asphalt milling is an inexpensive, versatile, and environmentally-friendly alternative to traditional paving procedure and products, and can be a wonderful choice for asphalt repair or refurbishing.

Recycled Asphalt

Recycled asphalt millings offer a wide variety of benefits and purposes for both commercial and residential property owners. They offer a long-term solution for roads, streets, driveways, paths, parking lots, bike trails, and more; all for a lower cost than laying new asphalt pavement. It is less susceptible to natural wear and tear, harsh weather, and changing climates; and it produces less mud, dirt, and dust. So not only is it affordable, it is long-lasting and durable as well!

A full truck-load of recycled asphalt millings will generally contain around 20 tons of material and cover nearly 1800 square feet in a three inch thick layer. Prices vary from company to company, but you always get the best deal for full truck loads or bulk orders.

Crushed asphalt is environmentally-friendly because it doesn’t require the use of new materials, and old materials are reused and re-purposed. The do not require refinishing, replacing, or resurfacing, and only strengthens over time. It is the perfect alternative to new asphalt pavement installation, and can dramatically transform the look of any property! Ditch the Gravel and Choose Asphalt for Driveway Installation!

Many homeowners go back and forth between the pros and cons of gravel driveways. In this blog, you will learn why you should just ditch the idea of gravel driveways, and choose asphalt pavement instead! Continue reading to review some facts about gravel driveways and roads that will paint an unappealing picture compared to the benefits of asphalt driveways.

Gravel Driveways

Let’s talk gravel for a moment. It is, after all, the most widely-used material for residential driveways in the country! But this doesn’t mean it is the best option for driveway installation. You see, gravel is cheap. In fact, it is the cheapest and easiest option for driveways. This is why many homeowners with second homes or homes with extremely long driveways have opted for gravel. It is an instant “face-lift” for a property with a dirt driveway. And it can be used almost immediately after installation. Yes, these are a few advantages of gravel, but again, these advantages do not make gravel a good choice for driveways.

Here’s why gravel is not so great for residential driveway installation:

Snow and Ice Cause Problems. Removing snow and ice from gravel driveways is not an easy, or even 100% possible, task. Not only does the act of physically removing snow from gravel disturb the placement and elevation of the rock, it is back-breaking work. It can cause sinkholes and more in certain areas of the driveway that are equally as hazardous as potholes in the street. Sand and salt are the only practical options for snow and ice removal on gravel, and this could be an environmental concern for some.

Elevation Issues and Sinkholes. Sinkholes and dips in gravel form overtime from standard wear and tear. Not only does this require routine gravel re-fills and raking, it means that there is an increased chance of tire and vehicular damage, as well as, pedestrian injuries. Gravel is not always a safe walking platform. If not properly raked and filled, loose gravel can cause cosmetic damages to vehicles, like dents, scratches, nicks, and more. And it can also clog certain areas of a vehicle’s undercarriage.

Dust and Dirt. Especially in the warmer months when the ground tends to be drier, gravel driveways can lead to an abundance of dust, dirt, and debris in the surrounding air. This dander is spread and lifted even more when vehicles drive on the gravel. You can expect the exterior of your home to be dusty, as well as, all exterior commodities, like porch swings, furniture, lawn décor, and more. This certainly increases your personal power washing duties each year!

Poor Appearance. Gravel, if not artistically raked everyday, will retain tire marks and more. This doesn’t look pretty. And even with a grid installed beneath, weeds and grass can eventually grow upwards and through the gravel if the grid cracks; also not very pretty. It can make a home or property appear less refined and modern, thus reducing the property’s perceived value.

Learn why asphalt is a good choice for driveways, and decide for yourself which is a better fit for your home and property. Contact a local pavement contractor for answers to your driveway installation questions and more.

Parking Lot Maintenance Tips

The parking lot is usually the least visually-appealing aspect of a commercial property. But this doesn’t mean ignore it completely! Keep in mind that a business’s parking lot is one of the first impressions a guest or customer will see. It can tell a person a lot about the company in general, or at least they will think so. A safe and aesthetically-pleasing parking lot will give clients the message that a company truly cares. Parking lots require a note-worthy amount of routine care and maintenance for safety, cost-efficiency, and longevity.

Continue reading to learn three effective tips for maintaining and preserving a commercial parking lot.

Routine Parking Lot Care

When parking lots are neglected, you can see it. You will spot weeds growing through cracks and crevices, which are created by freeze/thaw cycles and natural wear and tear; while the surface of pavement fades, crumbles, and creates pot holes. All of these damages are costly to repair, which is why parking lot preventative maintenance is so crucial. Not only will preventative maintenance save property owners money down the road by reducing the need for repairs and replacements, it protects their investment and sustains a safe driving and walking environment for customers.

Here are the top 3 tips to follow in order to preserve a commercial parking lot for years to come:

✅ Routine Parking Lot Cleaning

Asphalt and concrete pavements are prone to collecting leaves, trash, grease, oil, dirt, and even the occasional dead animal carcass. It is vital to routinely sweep off any tangible debris like grass trimmings, leaves, garbage, rubber tire pieces, and more. Grease, fuel, and oil are also common accumulations in parking lots; all of which should be cleaned up immediately using proper de-greasing techniques for asphalt and concrete pavement.

All of this maintenance prevents stains, spots, and other damages, as well as, customer injuries and accidents. It provides a tidy-looking parking lot. This should be done on an as-needed basis, like daily, once a week, or more often, depending on the elements and climate.

✅ Pothole Repair

If a parking lot has potholes, they should filled or repaired as soon as possible. Not only are potholes unsightly and only lead to creating more potholes, they are dangerous for pedestrians and drivers alike, and can cause accidents and injuries that a commercial company can be liable for. Potholes are hard to prevent, as they are created by water freezing and thawing within the pores and crevices of pavement. But they can be repaired, and should be addressed in a timely fashion to prevent accidents, injuries, and further wear and tear.

✅ Pavement Sealcoating

Sealcoating cannot be overemphasized enough. It is the most effective preventative maintenance option for commercial parking lots. Why bother investing all that money into a new parking lot without properly sealing the surface for added protection? Sealcoating provides protection against harsh elements and reduces the rate of natural wear and tear. It’s like insurance for your pavement! And it’s very necessary to increase its lifespan and prevent costly damages in the future.

✅ Professional Pavement Installation and Repair

Be sure to outsource licensed, bonded, and insured pavement repair or installation for your commercial parking lot for optimal results and durability. They retain the proper tools, training, resources, and knowledge to efficiently and proficiently pave asphalt and concrete parking lots. They are also the best option for prompt and affordable pavement and pothole repair.

Lifespan of Asphalt Paving

Many people inquire about the lifespan of asphalt and are told that it can last for 15 years or more with proper maintenance and care. This is true! In fact, with proper installation and sealcoating, asphalt pavements can last up to 20 years and perhaps longer in regions with milder climates. Seal-coating is a protective layer that further slows the natural wear and tear (cracking, crumbling, potholes, dips, swells, etc.) that outdoor pavements are subject to on a daily basis. It also protects against chemical spills, oil accretions, water permeation, oxidation, fading, and more. It can even speeds up how fast snow and ice melts! It is important to have your asphalt surfaces routinely seal-coated for ultimate protection.

Eco-Friendly Aspects of Asphalt

Asphalt is a recyclable material, made of recyclable materials. This quality makes asphalt a very Eco-friendly choice for commercial properties. For this reason, over 100 million tons of asphalt material is used each year to construct our city’s parking lots, roads, highways, and more! Porous asphalt is additionally Eco-friendly due to the fact that it allows water to penetrate its surface and return to the natural water table after filtering through the soil and bedrock.

Asphalt in Cold Weather

In colder regions or seasons, asphalt pavements are known to outlast and outperform concrete pavements. The principle reason for this is that concrete is a permeable pavement, allowing water to penetrate its pores and undergo freeze-thaw cycles. This causes concrete to expand, crack, and deteriorate overtime. Asphalt paving can withstand harsh winter weather, salt damage, and precipitation better than concrete can.

Types of Asphalt

There are several types of asphalt, each mixed differently for the precise job or need. It is important to match the right type of asphalt mix to the job your commercial property requires. Each job requires a specific asphalt mix, from parking lots to driveways and more.

Infrared Pothole Repair

A popular and effective method for road patching and pothole repair is a process that uses infrared heating technology. This method of asphalt patching has several benefits, making it a top choice for pavement repair companies across the country. Not only does the infrared asphalt repair technology allow for faster repair times and better results, it also reduces environmental impacts, noise pollution, labor costs, and the amount of equipment needed for the job. And perhaps best of all, it’s cheaper than the older methods of asphalt road repair!

Infrared Asphalt Road Patching

Potholes are trouble. And no one likes them. And no one sees them. Which is why they are such trouble! The new infrared asphalt road patching technology eliminates this frustrating dilemma by allowing faster repair rates and simpler repair procedures. Here’s how it works: An infrared heating unit heats up asphalt on roads, melting it in its place and changing it into a workable and alterable state of composition. From here, pavement repair contractors add new asphalt that melds perfectly with the old asphalt. Then they use specialized equipment to smooth out and re-pave the soft asphalt until it’s entirely level and feathered into the surrounding pavement. This eliminates seams and lines, reducing water infiltration and future freeze/thaw damages.

Environmental Benefits

There are several industry, commercial, and societal benefits to the infrared asphalt repair process; however, there are several environmental benefits too! Just another great reason why this new technology is a wonderful addition to the pavement repair industry. Environmental benefits start with the simple fact that reusing existing asphalt tarmac is less environmentally wasteful than removing old asphalt and replacing it with new material. All of the existing tarmac is 100% recycled and reused! Also, since the technology has become popular, materials sent to landfills have reduced as much as 90 percent, as well as, the use of new asphalt materials!

Asphalt is Recyclable

One of the greatest Eco-friendly advantages to installing asphalt pavement is that it is entirely 100 percent recyclable. In fact, it is among the top recycled products in the country, having more than 100 million tons reclaimed each year. Asphalt is an aggregate material that can be melted down and reused over and over again, just like gold or other precious metals. This is why it is totally recyclable.

Underground Water Tables

Another environmentally friendly characteristic of asphalt pavement is that it supports the local water table. It does this by retaining porous and permeable qualities. This means water can run right through it, stopping water runoff and returning water back to the water table. And asphalt pavement helps to filter rainfall, so the water is cleaner when it enters our rivers and streams.

Longevity

Because perpetual asphalt pavement can last up to 20 years, even in high traffic areas, local wildlife, landscaping, and traffic are not interrupted for long periods of time with pavement installations and repairs. Once it’s down it’s done, and there’s very little maintenance required.

Is Salt Safe to Use on Asphalt?

There are several myths out there regarding the use of salt on asphalt driveways and other pavements. Some people believe salt is very harmful for asphalt, while others strongly support its benefits. In this blog, we will review some of the more common misunderstandings about salting your driveway this winter, as well as, additional facts about the effects of salt on asphalt pavements.

Asphalt Myths and Rebuttals

One of the most common arguments against using salt on asphalt pavements is that salt causes deterioration. This is untrue, so long as your asphalt was properly installed by a licensed pavement company. Asphalt is not effected by salt or any other de-icing agents; instead, its integrity can be compromised by the freeze-thaw cycles of water seeping into its tiny crevices. Although most asphalt material is engineered to withstand freezing and thawing damages, it is still important to have your asphalt properly seal-coated every few years or so to protect it from weather-induced damages.

Since many believe that salt causes asphalt to deteriorate, they also believe it creates potholes. This is also not true. Salt can really only affect asphalt if it’s already in severely-deteriorated condition. Potholes are created by freeze-thaw cycles of water. When water creeps down through pavement, it expands the soil beneath it and then freezes, which causes the pavement above it to elevate and defect. Then the frozen water thaws and the soil goes back to its normal state, causing the once-elevated pavement to fall back down, resulting in a crumbling pothole. Once this happens over and over again, season after season, the pothole gets bigger and nastier.

Something True About Concrete

One notion about salting pavement is actually true, and it has to do with concrete. De-icing agents will cause concrete pavements to deteriorate and crumble. This is because the acid values of these products break the bonds that hold concrete together. Since concrete freezes faster than asphalt, people are more prone to salting more often, causing quicker wear and tear. This is a concern for bridges and overpasses because air circulates all around them, causing them to freeze faster as well. Corrosion of concrete on bridges and overpasses is a dangerous situation. Salt can also be harmful to the environment by means of water-run off. Plants and animals can fall ill from over-exposure; so use salt wisely this winter!

What is Geo-Grid Ground Reinforcement?

Soil can come part and separate under any sort of tension. When pavement contractors need to install a structure or roadway above soil grounds, they need a solution for this problem since their project involves placing excessive amounts of tension atop soil. In order to strengthen and support sub-bases and sub-soils in the case of pavement installation, contractors often use a synthetic material is used called a Geo-grid. These grids are commonly manufactured from polymers like polyproylene, polyethylene, and even polyester.

Continue reading to learn more about Geo-grid ground reinforcement technology and how it’s used in the pavement repair industry.

Types of Ground Reinforcement Geo-Grids

Geo-grids are used for foundation soil, roadways bases, steep slopes, and more. And their main purpose is to provide ample reinforcement and stability for pavement and construction projects. There are numerous types ground reinforcement grids on the market today, ranging in everything from size to material. The parts of a Geo-grid include the apertures, or “ribs”, which are the horizontal and vertical beams; also referred to as longitude and transverse ribs. The point at which the apertures meets are called the junctions.

There are three kinds of Geo-grids. The original versions, introduced to the market back in 1982, are called “punched and drawn” Geo-grids. The second type is made from polyethylene-coated polyester fibers and called yarn-type Geo-grids. These grids are textile-like and flexible in comparison to punched and drawn Geo-grids. This makes them perfect for unleveled grounds like slopes and hills. The third type of Geo-grid is made from polyproylene or polyester rods that are bonded together using ultrasonic laser technology.
